Urban Capacity Study (UCS)
The Castle Morpeth Borough Council Urban Capacity Study provides a snapshot of the estimated potential capacity for new housing on previously developed land within the borough. The study has been carried out in accordance with Government guidance and was completed in March 2006 with a review in November 2006
The results of the study will help the Council to estimate the number of new dwellings that can be accommodated in the period to 2016, and will help in setting a realistic target for the re-use of previously developed land and buildings for housing within the Borough. The results will also assist in the preparation of statutory planning documents, such as the Local Development Framework.
Note that the study is a technical document: decisions on the sites that should be allocated for housing or granted planning permission for new housing development will be made by the Borough Council through its plan making and development control processes. In particular it must be emphasised that numbers in the study are based upon current regional average density figures. There are usually several means of developing a given site. Therefore, the number of units specified in each case is not intended to be prescriptive but the overall total of previously developed land reflects regional averages.
