Changes to certain types of planning permission
Domestic works (i.e alterations and extensions to a house, hardstandings, decking and other building works in the garden)
Planning permission is not needed for a wide variety of these works, but the rules are complicated and change on 1 October 2008. The new rules apply only to work started after that date: work commenced prior to 1 October benefits from the exemptions granted by the old rules. The Planning Portal website (see link) gives a good illustrated general guide, but we are happy to give specific guidance on your own proposals.

DISCHARGING CONDITIONS FEE
Due to government legislation, (see link below), it is now neccessary to charge a fee for discharging conditions in relation to planning applications. The fees are as follows:
- Householder £25.00
- All Others £85.00

PLANNING UPDATE
Please note that as from the 6th April 2008 new applications forms will be in force as a nationwide strategy to encourage members of the public, agents, developers etc to use the online Planning Portal system for submitting planning applications.
Due to these changes any old forms submitted after the 6th April 2008, up to and including the 1st May 2008 will be allowed after which the old forms will need replacing with the new forms. The application will remain invalid until the new forms are completed and returned. These are the general forms that normally accompany planning applications. VALIDATION OF PLANNING APPLICATIONS
For a planning application to be valid, prior to registration, certain information, plans and fees are required by every Local Planning Authority, (LPA). These are national and local requirements and if not complied with will hold up the registering of your application. PLANNING FEES
1 The schedule above relates to PLANNING fees only. Building Regulations applications have a separate scale of fees.
2 Planning fees are all inclusive - there is no requirement to add VAT.
3 Please make cheques payable to “Castle Morpeth Borough Council”. Alternatively you may make payment using our debit card system on telephone number 01670 535000 to make a payment.
4 Your application cannot be registered until the correct fee has been paid.
5 In the event of a refused or withdrawn application your fee will not be refundable. You can however reapply incurring no costs.
Most fees are straightforward and are in Categories A or B in the following schedule but certain categories of development can result in complex calculations. Similarly, there are concessions for certain types of applications (see Category D) such as development, which directly assists disabled persons.
